Located on the second floor of a renovated period building with a lift, the apartment gives you the charm of a traditional Roman building without the daily punishment of endless stairs, a rare mercy from the universe.

With approximately 90 sqm, the home is spacious for a single professional or couple who want more than just a bedroom and suitcase corner. It can sleep up to 4 people, but it is especially well suited to someone staying longer term who wants a proper living space, a separate studio/guest room, and the flexibility to host occasional visiting friends or family on the sofa bed in the private studio.

The apartment includes a welcoming living room with a large sofa, TV, dining area, and air conditioning, making it easy to relax, work, or entertain at home. The kitchenette is fully equipped with a gas hob, fridge, freezer, dishwasher, oven, microwave, toaster, coffee machine, kitchenware, and wine glasses, because apparently humans require both caffeine and wine to function correctly in Rome.

The main bedroom features a large double bed, wardrobe, air conditioning, and direct balcony access.

It is a great area for tenants who want to live in Rome rather than feel like they are passing through a tourist machine.

From Largo Pannonia, you are within walking distance of the Basilica of San Giovanni, Piazza Re di Roma, and the metro, making it easy to move around the city for work, study, or daily life. The apartment is also well placed for reaching the Colosseum, the historic centre, the Appian Way, and nearby green spaces, giving tenants a strong mix of everyday convenience and iconic Roman surroundings while still feeling more local and liveable than Rome’s busiest tourist zones.

Local Transport and Parking

From Largo Pannonia, FAO at Circo Massimo is very reachable without needing a car. The walk is roughly 30 minutes, going down through the San Giovanni / Celio / Caracalla side of Rome toward Circo Massimo. It is a genuinely useful walking route for someone based at FAO, not one of those “technically walkable if you enjoy regretting choices” routes.

For FAO by public transport, the easiest route is usually:

Walk to Porta S. Giovanni/Carlo Felice → take bus/tram 3L or tram 3 → get off at Aventino/Circo Massimo → walk to FAO.
The journey from Porta S. Giovanni/Carlo Felice to Aventino/Circo Massimo is around 13–16 minutes, with services roughly every 20 minutes. FAO notes that its entrance is directly by Circo Massimo Metro B, so once you arrive at Circo Massimo, it is very straightforward.

For WFP in Muratella, the most practical route is:

Walk or take a short connection to Roma Tuscolana Station → take the FL1 train toward Fiumicino Aeroporto → get off at Muratella → walk around 5 minutes to WFP HQ.
WFP guidance confirms that Muratella is the closest train station, served by the FL1 line, and that WFP is about a 5-minute walk from Muratella station. The FL1 connects stations including Tuscolana, Ostiense, Trastevere, Tiburtina, and Muratella, which makes Tuscolana the most useful connection from the San Giovanni / Largo Pannonia area.

For the historic centre, the area is also convenient: San Giovanni Metro A/C gives access across Rome, while buses and trams from Porta S. Giovanni/Carlo Felice connect toward Circo Massimo, the Colosseum, and central Rome. The Colosseum is also close enough to reach by bike, bus, or a longer walk, because apparently living in Rome means accidentally passing world monuments on the way to normal errands.

Parking is mainly street parking, with local paid spaces and resident zones depending on the exact street.
