1. Rental Strategy

Cribmed focuses on furnished mid-term rentals, generally from a minimum of 1 to 3 months up to a maximum of 18 months.

2. Property Assessment & Cedolare Secca

Before deciding the final rental price, your property should be assessed by a property association. This determines the maximum monthly rent you can charge while qualifying for the reduced 10% cedolare secca tax regime, where applicable.

  • Floor, lift, balcony, AC and other features

These costs are borne by the owner. If Cribmed Italy manages the property, we coordinate the process.

3. Private Tenants vs Company Tenants

Most Cribmed tenants are private individuals. Company rentals can be useful, but they usually create a different tax treatment and should be priced differently.

Private Tenants

  • Main Cribmed market
  • Approx. 90% of tenant demand
  • Potential access to 10% cedolare secca
  • Best base pricing strategy

Company Tenants

  • Approx. 10% of demand
  • Higher tax exposure for the owner
  • Rent can be increased for that deal when the request arises
  • Companies generally understand this pricing difference

4. Property Preparation & Preventative Maintenance

Preventative maintenance is one of the simplest ways to reduce emergencies, protect the property, and keep tenants satisfied.

Before Check-In

  • Full cleaning
  • Appliances tested
  • Boiler and hot water checked
  • AC filters cleaned
  • Light bulbs and remote batteries replaced
  • Drains, taps and shower heads checked

Ongoing Maintenance

  • Recommended at least 2 times per year
  • Cleaning appliance filters
  • Checking calcium build-up
  • Cleaning drains and shower heads
  • Checking AC and boiler-related items
  • Replacing small consumables where needed

5. Cribmed Italy Maintenance Service

Managed Properties

Preventative maintenance is included in the 1-year Cribmed Italy management contract.

2 visits per year included

Self-Managed Landlords

You can access the same preventative maintenance service as needed.

Starting price for a 1 bedroom / 1 bathroom property.

Furniture Inventory

You should prepare a furniture inventory with estimated replacement values. This can be attached as a side agreement to the tenant contract.
